It can be very hard to remember what to look at when you are going to inspect a property you want to buy!... There is so much information you have to remember and you can easily get side tracked with that's going on around you.
With that said, here are 8 things to check when inspecting a property! 👊
Check to see if there is any structural defects.
Found action issues - Cracks in the foundation can lead to structural instability. Settlement cracks, heaving, or sinking of the foundation may result from poor soil conditions, improper construction, or water damage.
Roof Issues - Sagging or uneven roofs can indicate problems with the underlying structure. This could be caused by inadequate support, poor construction, or damage from weather events.
Uneven Floors - Walk around the house and pay attention to any areas where the floor feels uneven or slopes. Uneven floors may suggest problems with the foundation or structural framing.
Water Stains and Damage - Look for water stains on walls and ceilings. Stains can be indicative of leaks in the roof, plumbing issues, or inadequate drainage. Water damage can lead to mould growth and compromise the structural integrity of materials.
Doors and Windows - Check if doors and windows open and close properly. Difficulty in opening or closing doors, or windows that are sticking, can be signs of foundation issues or shifting in the structure.
Sagging or Bowing Walls - Inspect the walls for any noticeable sagging or bowing. This can be a sign of problems with the structural supports or framing. Pay attention to both interior and exterior walls.
Check parking areas for height especially for higher vehicles.
Check the height of the roller door is very essential when wanting to have your car inside the garage, and make sure there is enough parking for your vehicle/s so you are not limited to space.
Check the doors, windows and locks are in working order.
Check to see if all the doors windows and locks are in all working order and check to see if the house is secure enough for your liking.
Check inside the cabinets in all wet areas.
Checking inside the cabinets is a great way to tell if the sinks have not been leaking , if the sink has been leaking for a while and there is visible water stains then it shows they have not kept up with maintenance on the property.
Check the electrical outlets.
Check to see if the outlets are damaged and can be turned on with ease, you want to avoid spending money on an electrician to fix outlets to make them safe, secure and functional.
Check the internal walls for water damage and cracks.
Cracks in walls, especially those that are diagonal or stair-step patterns, may suggest structural issues. These cracks can be caused by movement in the foundation, settling, or other structural stresses.
Check the external roof lines.
You want to make sure that the roof guttering has been working and it is not filled with leaves or weeds, this can re-ensure you that everything has been working in fine order and there isnt any visible leaks.
